Prime location
The property is located next to the community of Becanchén, with direct access from the highway via a wide, well maintained road, the result of government investment. This road leads directly to both plots, which are connected and operate as a single unit. The area offers access to services, available labor, and strategic proximity to Tekax, a designated Pueblo Mágico, increasing both property value and tourism potential. Both ranches are privately owned, completely free of encroachments, and enclosed by perimeter fencing.

Solid and operational infrastructure
The property features a deep well between 120 and 160 meters, equipped with a new pump less than one year old, recently installed piping, and a constant water supply. The energy system includes a generator and a set of solar panels with room for expansion. For those who prefer a conventional connection, approved plans for a CFE electrical pole are already in place.

The ranch complex is fully operational. It includes six main corrals, six horse stalls currently in use, and an additional six stalls ready for renovation and expansion. Water troughs, feeding troughs, and internal divisions have all been renovated within the last three years. The ranch also has twelve additional small paddocks, stables, riding areas, and a designated horse bathing area.

Currently, the ranch maintains thirty heads of cattle, eight horses, ten piglets, and approximately thirty poultry. The infrastructure allows for significant growth, as in previous years the ranch managed over one thousand head of livestock.

The property preserves a collection of historical relics that reflect its past as a sugarcane plantation. These include a sugarcane shredder, antique cargo and passenger trucks, a traditional mill, and various period tools.

Machinery and warehouses
The property includes two machinery and tractor sheds. Equipment includes one Komatsu tractor and two John Deere tractors, one large and one small. The Komatsu and one John Deere tractor are currently operational, while the remaining equipment requires minor maintenance. Rails, vintage trucks, and additional agricultural implements are also on site.

Town center and housing
The residential area comprises approximately 650 square meters of construction. The main hacienda style house features a spacious living and dining area, a kitchen with a coal fired hearth, gas stove, and refrigerator, a master bedroom, two additional bedrooms, and a full bathroom.

The secondary house serves as a work and service area. It includes five spaces currently used as a saddle storage room, chainsaw storage room, two bedrooms, an office, and a kitchen for workers. Several additional staff residences are included and require maintenance.

Beekeeping
There are between twenty and thirty active beehives under the care of a dedicated beekeeper. In the past, the ranch managed more than fifty hives.

Ideal soil and topography
The land consists of virgin soil with no chemical applications. Predominant soil types include Kancab, Calché, and Cacalum, all highly valued for agriculture and livestock. The topography offers elevated areas, seasonal wetlands ideal for pasture, and flat zones suitable for cultivation and infrastructure development. Fruit trees such as lemon, orange, and tangerine grow naturally on the ranch, along with cedar and mahogany trees planted in recent years, now providing shade and enhancing the landscape.

The property also has two natural waterholes that fill during the rainy season, providing an additional water reserve.

Productive and investment potential
The 984 hectares can operate as a high yield cattle ranch, agricultural operation, agroforestry project, apiary, or rural tourism and hospitality development.
